– **All the walls** (inside and out) – looking for cracks, movement, water damage

– **Windows and doors** – do they open? Close properly? Any rot?
– **Plumbing that we can see** – not pulling walls apart, but checking visible pipes, taps, drainage
– **Electrical stuff** (visual only) – we’re not electricians but we know dodgy wiring when we see it
– **Any decks, patios, carports** – these cop a beating in Brisbane weather

## **The Nitty Gritty Details**

Now, our inspector – who’s been doing this since 1999, mind you – will crawl through your roof space. Yep, up in the hot, dusty attic checking for:

– Leaks (trust me, Brisbane storms are brutal)
– Structural timber condition
– Insulation issues
– Any unwelcome visitors… possums, rats, you name it

They’ll also get under the house if they can. Not everyone’s favorite part of the job but it’s gotta be done. Looking for:

This is where people sometimes get confused. A building only inspection doesn’t include:

– **Pool inspections** – that needs a specialist
– **Detailed electrical testing** – we spot obvious issues but you’d need a sparky for the full monty
– **Asbestos testing** – we’ll note if we suspect it, but proper testing is separate

After 25+ years in this industry, I’ll be straight with you. The building only inspection saves you about $50-100 compared to the combined building and pest.

Is it worth the risk? In Brisbane? With our termite situation?
